STEPS TO OUR PROCESS
- Identify a target asset.
- Underwrite through different metrics. We never look at proformas, put emphasis on actual fundamentals.
- Determine a realistic execution strategy for our exit. Typically less than 3 years.
- Fund with Equity or Debt.
- Execute the plan to profit higher returns.
Investment Strategy
We believe in strong fundamentals. We believe in Location, Location, and Location.
Tight underwriting model combined with our market expertise and relationships; Allow us to return above-market returns. We have to build a track record with investors by returning not only above greater ROI but identifying gaps that bring continual repeat success; when others see downfalls, we see opportunities.
We prefers to target real estate investments that are income-producing assets.
Investment Criteria
- Target Investment Range: $1mm to $5mm. We can go smaller but prefer to go bigger.
- Type of Asset: Retail/Office/Multifamily/Land/Single-family.
- Investment Location: DFW but will consider all of Texas as well.
- Investment Type: Income Producing Assets.
- Land: prefer Infill locations but will consider acreage.
- Single Family Homes: Prefer Downtown/Uptown Dallas-East Dallas Area but will consider all DFW areas.
- Closing period: 2 weeks minimum ALL CASH.
- Buyer Type: Cash. We do love to leverage when we can.
- Non Performing note Buyer.
